Project Overview
The Broadmeadows Social Housing Development in Maroochydore was initiated by the Kabi Kabi Aboriginal Corporation in partnership with Coast2Bay Housing Group and the Queensland Government. The $10.8 million project delivers 18 modern one- and two-bedroom units designed to provide safe, secure and culturally appropriate housing for Aboriginal and Torres Strait Islander peoples on the Sunshine Coast. Murphy Builders (Qld) Pty Ltd led the construction, with Tactile Systems engaged to deliver all access-compliance and carpark safety installations – including tactiles, stair nosing, line marking, bollards, wheel stops, bike racks and height bars. Our role was to help ensure the development met both the functional and aesthetic expectations of a community housing initiative, while achieving full compliance with Australian Standards.
Objectives and Challenges
The objective was to provide a complete and durable access-compliance solution that supported safe navigation, mobility and parking throughout the new residential complex. Working within a tight construction program, our installation team coordinated with other trades to complete multiple fixture types across several building zones – including stairs, entries and the external carpark – all within an eight-day window.
Key challenges included:
- Managing sequencing and site access around concurrent building trades.
- Ensuring precise alignment and contrast compliance for tactile and stair-nosing installations.
- Maintaining cleanliness and surface preparation for line marking and fixture placement on recently completed concrete and asphalt surfaces.

Installation Method
Tactile indicators were installed using specialised drilling rigs and precision hammer drill bits to create 8 mm holes for secure pressure-fit installation. Stair nosing was fixed using hammer anchors concealed beneath the P5 slip-rated insert to ensure durability and compliance. Wheel stops, bollards and bike racks were installed using TSA’s own masonry drill bits and fastened with ETA-approved concrete screws. All line marking was completed using state-of-the-art application equipment for clean, high-visibility and long-lasting results.
Health and Safety
Safety was prioritised at all times in accordance with Tactile Systems’ Safe Work Method Statements (SWMS). All team members were trained in silica-dust control, manual handling and safe coordination around other site trades. Appropriate PPE and dust suppression measures were used throughout installation to protect workers and maintain a clean work area.
Outcome
The project was delivered on schedule and to a high standard. All installations met compliance requirements and enhanced the overall accessibility and presentation of the development. The finished site now provides safe and welcoming access for residents and visitors, contributing to the broader goal of creating secure and inclusive social housing for the Maroochydore community.
